Living in Danville
Danville is the town most people picture when they picture the East Bay: a walkable downtown, mature trees, Mount Diablo at the end of the street, and a school district families move here specifically to get into.
Downtown Danville along Hartz Avenue is genuinely walkable, which is rarer out here than it sounds. Restaurants, the Museum of the San Ramon Valley, a Saturday farmers market, summer concerts, and the Iron Horse Trail running straight through the middle of it. People walk to dinner here.
Weekends tilt outdoors. Mount Diablo State Park, Las Trampas Regional Wilderness and the Sycamore Valley open space are all minutes away, and the Iron Horse Trail gives you a flat, uninterrupted run from Danville north to Concord and south into Dublin.

The Housing in Danville
Danville has a wider range than its reputation suggests, and the differences between these pockets are worth real money.
Ranch homes from the 1960s and 70s sit on the west side and in Greenbrook, larger two story homes from the 1980s and 90s fill the eastern subdivisions, and the custom estates are concentrated in Blackhawk and Diablo.
There is also a small but important supply of townhomes and condominiums. For a lot of buyers those are the only realistic way into this school district, and they move fast when they are priced correctly.
Danville trades on school district and condition. A well updated home inside a desirable elementary boundary still draws multiple offers even when the broader market is slow, while a dated home two streets away can sit. Those two houses are not competing with each other, and pricing them as if they are is the most common mistake I see.
At the top of the market, Blackhawk and Diablo behave almost like a separate market with their own buyer pool and their own timelines. Days on market up there are normally longer, and that is not a signal of weakness, it is just how luxury inventory moves.

Downtown & Old Town
Walk to Hartz Avenue. Older homes, smaller lots, the highest walkability in the valley.
Westside Danville
Established, leafy, mostly single story ranch homes on generous lots.
Greenbrook
A large, well known family neighborhood with its own swim club and a strong resale identity.
Sycamore Valley & Shadow Creek
1980s and 90s two story homes, close to the trail and to Sycamore Valley Elementary.
Blackhawk
Gated country club community on the eastern edge, the deepest concentration of luxury inventory in Danville.
Diablo
A small, historic and very private pocket around the Diablo Country Club, on some of the largest lots in the area.

Getting Around
Interstate 680 is the spine. Danville has no BART station of its own, so most riders drive to Walnut Creek or Dublin/Pleasanton and park, and County Connection runs local bus service.
Figure roughly 35 to 45 minutes to Oakland outside of peak, longer into San Francisco. Bishop Ranch in San Ramon is about ten minutes south, which is why so many Danville buyers work there.
The Iron Horse Trail is the other commute nobody counts. It runs the length of town, flat and uninterrupted, and plenty of people here ride it to the office in San Ramon.

What does a home in Danville actually cost?
The numbers at the top of this page are live and update themselves, so they are the honest answer at any given moment. The wider truth is that Danville is not one market. A townhome or condominium is a genuinely different price conversation from a Westside ranch home, and both are a different conversation from Blackhawk or Diablo. Tell me the neighborhood and the condition and I will give you a real range in a phone call.
Which high school will my address feed?
Danville addresses feed either San Ramon Valley High or Monte Vista High, and the line does not follow neighborhood names cleanly. Elementary boundaries move more often than people expect. I verify the assignment with San Ramon Valley Unified for the specific address before you write an offer, every time. Never take it from the listing remarks.
Is Blackhawk worth the dues?
It depends entirely on whether you will use it. Blackhawk buys you a gated community, a maintained setting and the deepest luxury inventory in town, and it carries homeowners association costs, with country club membership priced separately on top of that. For a buyer who wants the golf and the club life it is excellent value. For a buyer who just wants a big house on a big lot, Diablo or Westside Danville often makes more financial sense. I will run both sets of numbers with you rather than sell you the gate.
How competitive is it right now?
Danville stays competitive where it is genuinely good: updated homes inside strong elementary boundaries still see multiple offers even in a slower market. Dated homes and homes at the very top of the market take longer, and that is normal rather than a warning sign. The mistake is treating those two as the same market when you price or when you offer.
Can I commute to San Francisco from here?
People do it daily, but go in with your eyes open. There is no BART station in Danville, so the realistic pattern is driving to Walnut Creek or Dublin/Pleasanton and riding in. If a transit commute is central to your life, that is worth weighing against Walnut Creek or Lafayette before you commit to a Danville address.
Are there any homes here under the luxury price tier?
Yes, and they get overlooked. Townhomes and condominiums are the realistic entry into this school district, and they move quickly when they are priced right. If your budget is not working on a single family home in Danville, that inventory plus the edges of Alamo and San Ramon is where I would start looking rather than giving up on the valley.
