Two to three weeks of work
Finished, cleaned and staged before the first photograph is ever taken. I build the schedule backward from your listing date so the house is done, not in progress, when the camera shows up.
How it works
Four steps, and the first one takes minutes
Nothing here commits you to anything. The walkthrough and the bids cost you nothing, and plenty of sellers look at the numbers and list as is. That is a perfectly good answer.
We walk the house
I go room by room and mark what a buyer will price against, including the things not worth touching. Then I get you real written bids.
You apply in minutes
I send you the application link. It works from any device, takes minutes, and it is a soft credit pull, so there is no credit impact to find out what you qualify for.
Funds land, work starts
Accept the offer and the money is available fast, by prepaid card, direct deposit or a check straight to your vendor. I run the schedule against your listing date.
It is settled at closing
No monthly payments while you are on the market. The balance comes out of the proceeds through the closing process.
What it actually costs
Interest runs only on what you actually spend, and only for as long as you hold it.
Most homes sell in about three months. Coldwell Banker’s own example: at roughly 1% a month, a home that sells in three months pays about 3% interest at closing, on the amount drawn rather than the amount approved. Pricing runs from 0.75% per month, an 8.99% annual percentage rate, to 1.42% per month, a 16.99% annual percentage rate, plus a one-time $499 origination fee.
Straight talk before you apply
It is a loan, and repayment is not contingent on the house selling.
I would rather you hear this from me than find it in the paperwork.
- Notable is the lender. Not Coldwell Banker, and not me. The credit decision and the loan agreement are theirs, and I am not paid by them.
- The balance comes due at the earliest of four things: the sale closing, your listing agreement ending, loan acceleration, or twelve months after origination.
- Interest accrues the whole time, even though no payments are due until closing. If the sale does not net enough to cover the balance, you owe the difference.
- You have to qualify. As published: 680 FICO for up to $50,000, 780 for up to $75,000, list price under $4 million, enough equity, and a signed listing agreement.
None of that makes it a bad deal. On a house where twenty thousand dollars of paint and flooring moves the sale price by sixty, the math is not close. It makes it a decision worth understanding, which is exactly what the Guide is for. And if you have the cash on hand and would rather pay for the work yourself, that is the cheaper path and I will tell you so.
This tends to be the right move when
- The fixes are cosmetic and the house is otherwise sound
- You have equity, so the balance is small against what the sale nets
- You are committed to selling on a defined timeline
- The bids show a clear gap between what the work costs and what it adds
I would steer you elsewhere when
- You are not sure you actually want to sell yet
- The property needs structural or permitted work
- Equity is thin enough that a slow market could leave you short
- It is a genuine fixer, where a cash sale as is likely beats a renovated retail sale after costs. I run those numbers too.
