Living in Concord
Concord is the largest city in Contra Costa County and it delivers the most house per dollar in the central valley. Two BART stations, a real downtown plaza, and neighborhoods that range from starter ranch homes to hillside custom builds.
Todos Santos Plaza is the heart of it, with a farmers market, summer concerts and restaurants around all four sides. The Concord Pavilion draws the region for shows, and Newhall Park and the Lime Ridge open space handle the outdoors.
Concord’s housing stock changes more from block to block than it does in the smaller towns, from 1950s tract homes to 1980s subdivisions to newer hillside construction. The specific street matters here as much as the city does, and that is where knowing the ground is worth something.

The Housing in Concord
An enormous range, which is why neighborhood selection matters more here than in the smaller towns.
1950s and 60s tract ranch homes across the older neighborhoods, 1970s and 80s subdivisions through the Ygnacio and Clayton Valley areas, newer construction up at Crystyl Ranch and along Lime Ridge, plus a real supply of condominiums and townhomes.
That condominium and townhome supply is important. For a lot of first time buyers in this county, Concord is the only place the math actually works, and it is where I place buyers who want to stop renting this year rather than in three years.
Concord is where I do a lot of my investor work. The spread between a dated home and a properly renovated one is wide enough here that the numbers on a flip or a buy and hold can actually pencil, which is not true everywhere in this county.
The long term story is the Concord Naval Weapons Station redevelopment. It is a very large site and the timeline has moved more than once, so I would not buy on it as a promise, but it is real and it is worth understanding if you are holding property here for a decade.

Downtown and Todos Santos
Walkable to the plaza and BART, a mix of older homes, condos and newer infill.
Clayton Valley
Established homes on the east side toward Clayton, popular for the setting and the schools.
Ygnacio Valley
Large 1960s to 80s neighborhoods, consistent inventory and strong first time buyer demand.
Crystyl Ranch
Newer homes on the eastern hills, one of the higher end pockets in the city.
Lime Ridge area

That combination is why Concord works for commuters heading to San Francisco, Oakland and up the Highway 4 corridor alike, and it is a big part of why the value here holds.
Inside the city, downtown around Todos Santos Plaza is walkable, and the rest is a drive. Which side of town you land on changes your daily routine more than it does in the smaller cities.

The live numbers at the top of this page are the current read across the city, but Concord has the widest spread of any city I work. A downtown condominium and a Crystyl Ranch house are different markets. Tell me the neighborhood and the condition and I will give you a real range.
Is Concord a good place to buy a first home?
It is often the only place in central county where the math works, particularly with the condo and townhome supply. That is not a knock on Concord, it is the reason a lot of my first time buyers end up owning here instead of renting somewhere else for three more years.
Does Concord work for investors?

Strong. Two stations, Concord and North Concord / Martinez, and Highway 242 tying 680 to Highway 4. Homes near either station hold value well and rent well, which matters whether you are living in it or holding it.
