Living in Alamo
Alamo is unincorporated on purpose. There is no city hall, no real downtown of its own, and that is exactly what the people who live here wanted. What you buy in Alamo is land and privacy, five minutes from Danville and ten from Walnut Creek.
Daily life runs through Alamo Plaza and the Stone Valley shopping center for groceries and coffee, and Danville or Walnut Creek for dinner. Livorna Park and Hap Magee Ranch Park handle the dog and the kids, and Round Hill Country Club anchors the social side of the east end.
It is quiet in a way that surprises people who only know the East Bay from the freeway. Streets wind, lots are deep, and a lot of homes here have no immediate neighbor in view.

The Housing in Alamo
Lot size, usability and privacy drive value here more than square footage does.
Half acre is a normal starting point and multi acre parcels are common, which is the single biggest difference between Alamo and Danville. The stock runs from 1950s and 60s single story ranch homes, many of them heavily remodeled, to custom estates built on view lots.
Very little of Alamo carries a homeowners association. That is a real selling point for buyers coming from a master planned community, and it also means the condition of the property is entirely on the owner.
Two homes of identical size can sit far apart in price because one has a flat, usable acre and the other is on a slope. Buyers who only compare price per square foot get this market wrong every time.
Because so much of the inventory is older homes on great land, condition varies enormously. Some of the best buys here are properties that need work on land you could never replace, and that is where my contractor network earns its keep before you ever write the offer.
Alamo Neighborhoods to Know
Five pockets, and the difference between them is mostly topography.
Westside Alamo
Up into the hills west of 680. Winding roads, view lots, the most privacy and the widest price range.
Round Hill
Gated, built around the country club, popular with buyers who want a lock and leave lifestyle on a real lot.
Stone Valley
Central and convenient, close to the schools and to Alamo Plaza.
Alamo Oaks
Larger acreage parcels, heavily wooded, some of the most private property in the area.
Bryan Ranch
A well established east side neighborhood with a consistent feel and strong demand.
Schools in Alamo
Alamo is in the San Ramon Valley Unified School District, and the Monte Vista assignment is a significant part of what buyers here are paying for.

Getting Around
Interstate 680 runs right through Alamo with access at Stone Valley Road, which is what makes this one of the easier luxury markets in the valley for a commuter.
Walnut Creek BART is about ten minutes north. There is no local bus network to speak of, so plan on driving for everything.
Danville is five minutes south and Walnut Creek is ten minutes north, which means Alamo buyers get two downtowns without living in either one.

What does a home in Alamo cost?
The numbers at the top of this page are live and update themselves. The wider answer is that Alamo is priced on land, so a flat usable acre on the west side and a sloped lot of the same size are two different conversations. Tell me the pocket and the lot and I will give you a real range on a phone call.
Why is Alamo unincorporated?
Alamo has voted against incorporating more than once. It is governed by Contra Costa County rather than a city hall of its own, which is part of why there is no downtown core and why the feel stays residential. For a buyer it mostly shows up in services and permitting, and I will walk you through what that means for a specific property.
Which high school will my address feed?
Alamo addresses generally feed Monte Vista High through San Ramon Valley Unified, but assignment is set by address and boundaries change. I confirm it with the district before you write an offer rather than taking it from listing remarks.
Is Round Hill worth the dues?
If you will use the club, yes. Round Hill buys you a gate, a maintained setting and a lock and leave lifestyle on a real lot, with club membership priced separately. If you mostly want land and privacy, Westside Alamo or Alamo Oaks usually gives you more property for the money. I will run both sets of numbers with you.
Do Alamo homes have homeowners associations?
Most do not, which is one of the main reasons buyers choose Alamo over a master planned community. The exceptions are the gated communities. No association also means no one else is maintaining anything, so inspections matter more here, not less.
How is the commute from Alamo?
Better than people expect. You are on 680 at Stone Valley Road, and Walnut Creek BART is about ten minutes north for a San Francisco commute. There is no transit within Alamo itself, so a two car household is the norm.
