The instant estimate below is a real starting point and it is worth running. It is also built from public records and whatever the last owner typed in, and it has never walked your street.

What an automated estimate can see: square footage, bed and bath count, lot size, and the last few sales near you.

What it cannot see: that two of those sales backed to the freeway. That yours was repiped in 2019. That the primary suite is downstairs. That the buyer pool for your floor plan is smaller than the one three streets over.

An estimate is a computer’s guess. A price is a decision.

So here is what I send back.

Send me the address and you get three things, usually the same afternoon. Which recent sales the estimate is leaning on, and whether they belong in your comp set. What your home would realistically list at today, as a range with the reasoning attached. And what one weekend of work would move that range, if anything would, priced from my contractor network rather than guessed at.

Most people who ask me are somewhere between six months and never. That is fine, and it is when good information is worth the most. Nobody gets added to a drip campaign for asking a question.
