Living in Dublin

Dublin has the newest housing stock in the Tri-Valley by a wide margin. If you want a home built this century, with modern systems and an open floor plan, this is where the supply is.

Emerald Glen Park and The Wave aquatic center are the center of family life here, and Fallon Sports Park handles the rest. Shopping is unusually good for a city this size between Persimmon Place, Hacienda Crossings and the Dublin Place corridor.

Dublin is young, fast growing and diverse, and the city has kept adding parks and schools to keep pace. It feels newer than its neighbors because it is.

The Housing in Dublin

Two halves of one city, built forty years apart, with very different carrying costs.

East Dublin is the story. Dublin Ranch, Positano, Jordan Ranch and the surrounding communities are largely 2000s and newer, with detached homes, townhomes and condominiums all built into the same master plans.

Homeowners association dues and Mello-Roos special assessments are common there and need to be part of your budget from day one, not discovered during escrow.

West Dublin is the older half, mostly 1960s and 70s ranch homes on flat lots with no association. It is the value side of the city and it is often overlooked by buyers who only search by year built.

You are also often competing with the builder, not just with other resale homes. When a nearby community still has standing inventory and is offering incentives, that sets the ceiling on what your resale home can ask, and it is the first thing I check before pricing a Dublin listing.

Dublin Neighborhoods to Know

Dublin Ranch

The largest East Dublin community, newer detached homes, townhomes and condominiums with association amenities.

Positano

Newer hillside construction on the eastern edge with views and larger floor plans.

Jordan Ranch

Recent construction near Fallon Sports Park, popular with families moving in from out of the area.

Schaefer Ranch

A quieter newer community on the western hills above Interstate 580.

West Dublin

Older ranch homes, no association, walking distance to the West Dublin BART station in parts.

Boulevard

One of the newest developments in the city, at the eastern end near the county line.

Dublin is served by the Dublin Unified School District, one of the fastest growing districts in the state, which has opened new schools in recent years and redrawn boundaries to keep up.

Getting Around

Dublin has two BART stations, West Dublin/Pleasanton and Dublin/Pleasanton, and sits directly at the Interstate 580 and 680 interchange.

That is the best freeway position in the Tri-Valley and the main reason the city has grown the way it has.

Within the city most trips are short, and parts of West Dublin are genuinely walkable to the West Dublin BART station, which is rare for housing at that price point out here.

What does a home in Dublin cost?

The live numbers at the top of this page cover closed sales in the city. The number that matters more in Dublin is the monthly payment, because East Dublin homes carry association dues and usually a Mello-Roos special assessment on top of the price.

What is Mello-Roos and how much will I pay?

It is a special tax that funded the infrastructure in newer developments, and it shows up on the property tax bill above the base rate. The amount varies by district and by home, so it has to be pulled for the specific address. I get that number before you tour.

East Dublin or West Dublin?

East Dublin is newer, larger and built to modern standards, with association dues and assessments. West Dublin is 1960s and 70s ranch homes on flat lots with no association and lower carrying costs. Buyers who only search by year built never see the west side, and that is where some of the value is.

Which schools will my address feed?

Dublin Unified has been growing fast and redrawing boundaries to keep up, with Emerald High joining Dublin High in recent years. That makes assumption especially risky here. I verify the assignment with the district for your specific address before you write an offer.

Am I competing with the builder?

Often, yes. If a nearby community still has standing inventory and is offering incentives, that sets the ceiling on what a resale home can ask. It is the first thing I check when pricing a Dublin listing and the first thing I use when negotiating for a buyer.

Is a Dublin townhome a reasonable way in?

It is one of the most realistic entry points into Tri-Valley schools, and I place a lot of buyers there. Just compare total monthly cost across a few, because dues and assessments vary more between communities than the list prices do.
