My promise to you, and how I actually work.
The commitment
This business runs on relationships and trust. That is not a line for a website, it is the whole job. You are about to make one of the largest financial decisions of your life with someone standing next to you, and you deserve to know exactly what that person is going to do for you.
So here is mine, in plain language.
- 01I will know your market.Not a printout. The streets, the school boundaries, what sold last month and what it actually went for once the credits were counted.
- 02I will read every page.Disclosures, inspection reports, HOA documents, the preliminary title. Then I will tell you what is in them in words that mean something.
- 03I will put the numbers in front of you.A CMA on that neighborhood before you ever write a figure on paper, so the offer is a decision you made and not a number you guessed at.
- 04I will negotiate like it is my own money.I earned the CREN certification for exactly this part. The gap between a good deal and a great one is usually one conversation nobody else wanted to have.
- 05I will tell you when to walk away.Even when it costs me the commission. Especially then. Coldwell Banker has been guiding people home since 1906, and that reputation is worth more than any one deal.
That is the commitment. Performance and excellence are not slogans here, they are the things I want you to hold me to.

When it is time to write the offer
Let us make the paperwork a fair trade.
California does require a signed representation agreement before I can submit an offer on your behalf. That is the one piece of paper we cannot skip. Here is how I write it.
- Thirty days is the floor. A clean escrow needs about thirty days, and that assumes nothing goes sideways. Counters, weekends, lender timelines and inspections all quietly eat days.
- Ninety days is the ceiling. That is as long as the agreement is allowed to run, and ninety days is what most agents will hand you to sign.
- I will write you sixty. Enough room to actually close the deal, not so much that you feel stuck with me. And if you would rather tie it to the one property, we can do that instead.
